Waukesha County bucked the statewide slowdown in August, with sales up 4.7% and new listings up 10.6%. Here is what the numbers mean for sellers, move-up buyers, downsizers and luxury buyers in New Berlin, Brookfield, Elm Grove, Muskego and Delafield.

The short version: Sales slipped across Wisconsin in August, but Waukesha County moved the other way. County sales rose 4.7%, new listings rose 10.6%, and homes across the metro still went under contract in about 19 days. Prices kept climbing and supply remains tight, so sellers keep the edge while buyers finally have more to choose from.
Waukesha County outperformed the region
The Greater Milwaukee Association of REALTORS® (GMAR) reported 538 home sales in Waukesha County in August, up from 514 a year earlier. Milwaukee County recorded 827 sales, down 2.0%, and the four-county metro as a whole slipped 2.3%. Statewide, the Wisconsin REALTORS® Association (WRA) reported an 8.3% drop.

Waukesha County gained while Milwaukee County, the metro and the state all declined.
GMAR noted that August sales have dipped in the Milwaukee market in each of the last five years, as vacations and back-to-school schedules pull buyers away. A small August decline is a seasonal pattern, not a warning sign, and Waukesha County avoided it entirely.
More homes are coming to market
New listings in Waukesha County rose 10.6% to 584, and year-to-date listings across the metro reached 11,982, up 6.1% from 11,298 a year ago. That is welcome news for buyers who spent the last few years competing over very few homes.

Prices are still rising, and homes still sell fast
Across the four-county metro (Milwaukee, Waukesha, Ozaukee and Washington counties), the average sale price rose 11.1% to $497,552. Homes went from listing to accepted offer in an average of 19 days, the same as August 2025. Statewide, the median price rose 7.1% to $362,000, and year-to-date statewide sales are still up 3.2%.
Why aren't more listings slowing things down? Because demand still outpaces supply by a wide margin.
How much supply is on the market?
Six months of inventory is considered balanced. The Milwaukee metro is well short of it.
The red bar excludes listings that already have an accepted offer. GMAR estimates the metro needs about 3,830 more listings to reach balance.
Mortgage rates have crept up since winter
The one headwind is financing. Rates have risen steadily since February, and the WRA's affordability index fell for the sixth straight month to its lowest level since the association began tracking it in 2009. First-time buyers feel it most.
